FOR COLORADO LANDLORDS

Keep your rent. Skip the property manager.

Property managers charge 8–12% of every rent check — over $2,500 a year on a single $1,800 rental. Get Rent Direct is a flat $50 per month, no commission, no contract. List directly, screen applicants yourself, keep everything you earn.

IMPORTANT — WHAT WE ARE

Get Rent Direct is a marketplace platform — not a property manager.

We are not a real estate broker, property management company, or escrow service. We facilitate direct contact and verified profiles between landlords and renters. Rent payments, security deposits, lease enforcement, and property management are handled directly between landlord and renter. We do not collect rent on your behalf or hold security deposits.

What we handle for you

We do the screening. You make the call.

Every applicant goes through the same verification stack a property manager would run — and you see the results directly. No middleman, no filtering.

ID verification
Government-issued photo ID confirmed via Stripe Identity. Face match, document authenticity, and liveness checks — we never store the ID.
Background check
Optional per-applicant FCRA-compliant background and eviction history report, run only with the applicant's consent before you see results.
Income verification
Bank-linked income confirmation through Plaid. See actual deposit history, not screenshots of paystubs. Rent-to-income ratio calculated automatically.
You stay in control. Verified results are shown to you — the decision is always yours.

A fair-housing platform.

Get Rent Direct complies with the Federal Fair Housing Act and Colorado's fair housing laws. We do not discriminate based on race, color, religion, national origin, sex, disability, familial status, or any other protected class — and we do not allow our landlords to either.

SECOND CHANCE LEASING

Some properties offer a second chance.

Landlords can opt in to second-chance leasing — welcoming applicants with a past eviction, bankruptcy, or record. Those listings are clearly marked with the Fair Chance badge so renters can find them fast.

You're the property manager. Get Rent Direct lists your property and verifies tenant identities, but you are responsible for collecting rent, holding security deposits, enforcing the lease, and managing maintenance. We do not collect rent or hold deposits on your behalf.

Frequently asked questions
No. Get Rent Direct is a marketplace platform — we are not a real estate broker, property manager, or escrow service. We facilitate direct contact between landlords and renters, verify identities, and provide listing tools. We do not collect rent on your behalf, hold security deposits, mediate disputes, manage maintenance, or enforce leases. All rental terms, payments, and property management responsibilities are handled directly between you and your tenant. You remain the property owner and manager throughout.
Flat monthly subscription — no percentage of rent, no listing fees, no per-transaction charges. Standard is $50/month for 1 active listing; Pro is $100/month for up to 3 active listings. You keep 100% of the rent you collect. Billed monthly, cancel anytime.
No. In most states, private landlords renting their own property do not need a real estate license. You only need a license if you're managing property on behalf of someone else. Get Rent Direct is designed for private landlords managing their own properties.
We use Stripe Connect — you connect your bank account once (takes 5 minutes), and renters pay ACH directly to you. The money goes straight into your bank account in 1-2 business days. We never hold your funds. There are no per-transaction fees — it's included in your monthly subscription.
Every renter who applies can be screened for identity (government ID via Stripe) and income (bank verification via Plaid), both free. You see an AI-generated match score for each applicant before making a decision. You're always in control — we just make the information available.
Get Rent Direct sends automatic payment reminders before rent is due. If a renter still doesn't pay, you follow your state's standard eviction process — the same as you would with any PM. We provide documentation of all payment history to support any legal proceedings.
Yes. Our Standard plan is $50/month and includes 1 active listing. Our Pro plan is $100/month and includes up to 3 active listings. If you have more than 3 properties, contact us and we'll set up a custom plan.
🏠 Whole-property rentals

Houses, apartments, condos — direct from the owner.

No broker fees. No property management runaround. Every listing comes straight from the person who owns the home.

🛏 Rooms for rent

Rent a room, not a whole house.

Private bedrooms in shared homes. Lower rent, flexible terms, often second-chance friendly.

🏚 Basements & ADUs

Your own space, half the price.

Finished basements, walkout apartments, backyard casitas, and ADUs (Accessory Dwelling Units — small separate homes on a larger property). Private entrances, your own kitchen and bath, apartment-style privacy at room-rental prices.

👥 Looking for a roommate

Post that you're looking for a place, describe what you bring to the table, and let homeowners come to you. Or browse other renters looking for a room nearby — maybe you split a place together.

Second chance rentals

Everyone deserves
a roof over their head.

Get Rent Direct is built from the ground up for renters who've been turned away by automated screening systems. We connect you directly with private landlords who read your file, not just your score.

Who gets a second chance here
📋
Prior eviction
One mistake years ago shouldn't define where you live today.
⚖️
Criminal record
Many landlords here will look at the full picture, not just the charge.
📉
Low or no credit
Income verification and character matter more than a score.
🏠
Rental history gaps
Divorce, job loss, medical bills — life happens. We get it.
🆕
First-time renter
No rental history? Show your income and character instead.
📦
Housing instability
Coming from a shelter, motel, or doubled-up situation? You belong here.

How it works for renters with a past

1
Write your context statement
Our AI helps you write a personal statement — what happened, how long ago, what's different now. Landlords read it. It changes minds.
2
Verify your income (optional but powerful)
Link your bank account via Plaid to show verified income. No credit check required. A verified income badge on your profile dramatically increases response rates.
3
Filter for second chance friendly listings
Check the "Second chance" filter and every listing you see is from a landlord who has specifically said they're open to your situation.
4
Message the landlord directly
No screening algorithm stands between you and the decision-maker. You apply, your story arrives in the landlord's inbox, and they respond as a person.
✦ What makes a strong second chance application
💰 Proof of income
3× monthly rent in income is the standard. Use Plaid to verify it in seconds — no paystubs needed.
📝 Context statement
An honest, brief explanation of what happened and what changed. Our AI helps you write it.
🪪 Verified ID
Shows you are who you say you are. Simple ID check — not a background check.
📞 References
Employer, pastor, social worker, or prior landlord who can speak to your character and reliability.
💵 Larger deposit offer
Offering first + last + security deposit (within state legal limits) removes a lot of landlord hesitation.
⏱ Time since incident
3+ years with no repeat issues is a powerful argument. Your track record matters.
🏠
Are you a landlord open to second chance renters?
When you mark your listing "second chance friendly," it appears in filtered searches for renters specifically looking for landlords like you. You get a larger, motivated applicant pool. Many landlords find second chance tenants to be among their most reliable — they know how hard it was to get housed and they don't take it for granted.

Know your rights

Fair Housing Act — Landlords cannot discriminate based on race, color, religion, sex, national origin, disability, or familial status. Some states and cities add source of income, criminal history, and more.
Source of income protection — Many states (CA, NY, IL, WA, OR, and more) ban landlords from refusing renters solely because they use housing vouchers (Section 8/HCV).
"Ban the Box" housing laws — Cities like Seattle, Denver, and San Francisco restrict when and how landlords can consider criminal history in rental decisions.
Right to explanation — If you are denied housing, in most states you have the right to know why, especially if it was based on a background check (Fair Credit Reporting Act).
